EIFS (Exterior Insulation Finishing System) facades

What it is
EIFS (Exterior Insulation Finishing System) is an external facade system that combines thermal insulation, moisture barrier and decorative finish in a single multi-layer solution applied over masonry or prefabricated structures. PU appears at two critical points in the system: in the adhesive that fixes the thermal insulation board (typically EPS, but also XPS or rigid PU boards) to the structural substrate, and eventually in the final coating that provides decorative finish and weather resistance. EIFS is widely used in developed markets (Europe, USA, Canada) and grows in emerging markets driven by building energy efficiency regulations. The system can improve existing facade thermal performance by 40 to 60% and is frequently used in retrofit of older buildings.
Why it matters
For builders of residential and commercial developments in emerging markets (Brazil included), EIFS systems deliver thermal insulation and decorative finish in a single system — construction cycle and total cost reduction vs. traditional masonry facades. Each m² of EIFS facade represents multiple technical decisions: EPS or PU thickness, anchoring system, adhesion primer, reinforcing mortar, and final finish with texture and color.
Current driver combines three forces. Energy performance (LEED, EDGE, local certifications) valuing low U-value in facade. Construction schedule reduction in aggressive developments (EIFS applies 3-5x faster than masonry). Post-Grenfell flammability regulation eliminating combustible-core solutions in tall towers — opening space for PIR or cementitious PU systems compatible with EN 13501 B-s1,d0 requirement.
